Luccombe Hall Hotel Access Statement

This statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer to all our guests and visitors.

Introduction

Luccombe Hall Hotel is located at 8 Luccombe Road, Shanklin, Isle of Wight.  We are situated on the cliff top overlooking Shanklin and Sandown Beaches. The property operates as a commercial hotel which includes 29 bedrooms consisting of three ground floor rooms and a further four rooms accessible down a ramp. The remaining 22 rooms are set over the first, second and lower ground floors. Our rooms are either Doubles, Triples or Family Rooms and we have one single room. All rooms are en-suite with either a walk in shower or bath with shower over. The reception/quiet lounge/bar and games room area is all on the ground floor.  To reach the indoor swimming pool there is just five steps. The hotel has a wet licence with a bar and restaurant. The hotel also has an outdoor swimming pool as well as an indoor leisure suite. This consists of an indoor swimming pool, hot tub and sauna. Both indoor and outdoor facilities have associated pool plant rooms.

Luccombe Hall has traded as a hotel for over fifty years and has been run by the Wells family since 2002. Built in the late 19th century by the Bishop of Portsmouth, Luccombe Hall was originally known as Luccombe Hill and was used as his summer retreat in the late 1870’s.

Luccombe Hall is one of the premier Isle of Wight hotels located in Shanklin, just past the ‘old village’ providing a peaceful retreat yet being only minutes away from the stunning coastline and its quaint town.

As the hotel was built over 150 years ago we regret that some of the period features may make it difficult for guests with limited mobility as we do not have a lift.

Pre-Arrival

The Hotel is located on Luccombe Road in Shanklin which is accessible by car, foot, bus or train.

Our Reservations team can be contacted 365 days of the year on 01983 869000 between 0900am and 1800pm. After this time there is an answerphone, messages will be replied to the following morning.  Our reception is manned between 08.00am and 20.00pm and can be contacted on 01983 869000.

Directions can be found on our website and they are also issued with all booking confirmations which are sent via email.

Shanklin Old Village is a 5 minute walk; the high street is approximately a 10 minute walk, where the nearest shops, restaurants and cash point can be found. Access to the beach can be found via our gardens and this will be a 10 minute walk which includes walking down 155 steps. There is also Shanklin Chine, Shanklin Theatre, Coastal Pathways, Crazy Golf and local arcade.

Shanklin Train Station is located at the top of Regent Street which is a 20 minute walk from the hotel. Taxis can normally be found outside the train station if the guests do not want to walk, however, we can help arrange one if needed.

Buses run regularly through Shanklin. The number 2 bus and the number 3 bus all run directly through Shanklin. The bus station to travel to Newport or Ryde is located opposite Co-op on Landguard Road which is a 15 minute walk from the hotel, and you can get either bus at this location. There is a bus stop within 5 minutes walk of the hotel on Church Road with buses to Ventnor and to Landguard Road bus station.

There are five RADAR toilets in Shanklin. These are located in Esplanade Gardens, Falcon Cross Road, Rylestone Gardens, Tower Cottage Gardens and Shanklin Train Station (Station hrs) (Island Line). We are happy to accommodate mobility impaired, sight impaired and hearing impaired guests but we do request that this is disclosed at the time of booking to ensure you are allocated to the correct room and that staff are aware so we can treat guests accordingly.

We do not have a lift at Luccombe Hall Hotel and we only have a limited amount of ground floor rooms available. Three of these rooms are equipped with bath and overhead shower, 3 of these rooms are equipped with a walk in shower and one room which is a wet room. We do have a ramp for wheelchair users to gain access to some of the rooms, however, there are some period features of the building which might make access difficult for people with limited mobility. (e.g thin corridors).

Arrival and Car Parking Facilities

We have two gravel car parks which are located just in front of the hotel with approximately 24 car parking spaces, one side of the car park is on a different level with nine steps to reach the main entrance. If a guest has limited mobility and requires a parking space near to reception this can be arranged at the time of booking.

Guests can be dropped off right outside the hotel entrance and although we have no designated porter, all of our staff are able to assist with luggage and we do have a luggage storage facility for early arrivals or late departures.

There is a sign on the outside of the building which is visible as you enter Luccombe Road. The Hotel itself also has the name on the building in large letters which you can see as you drive up to it.

Reception

The Hotel entrance is a large Black door that opens inwards. Access to the hotel is between 07.30am and 23.00pm. Outside of these hours entry is by an electronic code which all guests are given upon arrival at the hotel. Please be advised that we can only offer a late check-in past 20.00pm with prior notice.

All guests can enter through the main entrance which is the large black door and is 100cm/39.5 inches wide.

As you enter through the main entrance there is a desk 130cm/51in length and 76cm/30in height. There is a fire extinguisher on the left hand side by room one. There is one ceiling light, two ceiling lights with 3 lights in each and 4 wall lights, all of which are lit with energy efficient bulbs. Reception area is carpeted with a large desk measuring 249cm/98in in length and 110cm/43in in height. There is a radiator measuring 193cm/76in Length and 100cm/39in height, also a fire place measuring 122cm/48in length and 166cm/65in height which is electric. There is a bell on the reception desk.

Should any guests require assistance to their room this is provided by reception. Guests are offered help with their luggage and a guided tour of the public areas upon check-in, or after they have left their bags in their rooms.

The Reception desk is manned between 08.00am and 20.00pm. Between the hours of 20.00pm and 23.00pm the bar supervisor will be able to assist guests with any reception queries. Between 23.00pm and 08.00am we have staff on site who are available via telephone in case of emergencies only.

Halls, Stairs and Corridors

There is one flight of stairs which leads you up to rooms 9, 10, 11, 22, 21 which consists of 19 steps. You go up 6 steps each measuring 16cm/6.5in height and 27cm/10.5in Width on the 7th and 19th step the step is larger measuring 127cm/50in.

To get to these rooms you need to go through the door opening inwards measuring 76cm/30in. From this corridor there is another door opening inwards measuring 69cm/27in. There is then an additional 8 steps to get down to rooms 20,19,18,17 each measuring 17cm/6.5in height and 24cm/9.5in width, to get to room 17 there is another door opening outwards measuring 69cm/27in.

To get to rooms 2,3,4,5,6,8 Walk up the main staircase and follow it round to the right where there is a further 7 steps each measuring 16cm/6.5in height and 27cm/10.5in width. There is a door opening inwards to get to rooms 3 and 4 measuring 81cm/32in. There is a door opening outwards to get to rooms 6 and 8 measuring72cm/28in.

The second floor is a further 16 steps measuring 19cm/7.5in height and 16cm/10in width to get to rooms 12,14,15,16, you need to proceed up the main staircase and go through the door, follow the signs and go through another door opening inwards measuring 64cm/25in, there is additional door opening inwards at the top of these stairs measuring 64cm/25in.

The ground floor 1,23,24,25,26,27,28 through to rooms 23 onwards there is a door opening outwards measuring 84cm/33in, there is a ramp from room 24 measuring 224cm/88.5in length and 81cm/31.75in width, there are 16 steps measuring 18cm/7in height and 24cm/9.5in width to the lower ground floor 29, 30, 31. Through to rooms 30 and 31 the door opening inwards measures 71cm/28in.

There is an additional staircase which is situated by room 17 and to get to the ground floor it is 15 steps. The steps are all measuring 18cm/7in height and 24cm/9.5in width there are big steps which measure 105cm/41.5in length and 95cm/37in width.

There is a staff only door opening outwards measuring 60cm/24in situated on the first floor which has 17 steps measuring 19cm/7.5in height and 23cm/9in width.

To get to rooms 9, 10 and 11 go up the main staircase and through the door rooms 9 and 10 is just through the doorway and round to the left and room 11 will be straight in front of you. To get through to rooms 22 and 21 follow the corridor to the right and then turn left and go through the door. Once past these rooms go down the stairs and you can proceed to rooms 20, 19, 18, 17.

Once at the top of the stairs to get to rooms 2, 3, 4, 5, 6 and 8 please follow the stairs round to the right. To get to rooms 3 and 4 go through the door directly in front of you, to get to room 5 just follow the corridor round to the right and rooms 6 and 8 and through the door at the end of the corridor.

To get to rooms 12, 14, 15 and 16 please go up the main staircase, go through the glass door and bare left. At the end of the corridor go through the door on your left and then proceed up the stairs through another door to gain access to the rooms.

To get to room 1 to the left hand side of the reception desk, head towards the front door and the room is just on the right hand side.

To get to rooms 23 and 24 head through the restaurant and turn left then immediately right, go through the door and the rooms are directly there.

To get to rooms 25, 26, 27 and 28 follow the same for rooms 23 and 24 and then proceed down the ramp room 28 is just through the door at the end.

To get to rooms 29, 30, and 31 please follow the instructions to get to rooms 23 to 28 and then go down the flight of stairs. Room 29 is just in front of you and to the right through the door rooms 30 and 31.

The main fire escape route is the main set of stairs for the guests staying on the first and second floors, and then proceed outside the front entrance The assembly point is the main car park. For ground floor rooms it is back through the restaurant and back through the reception and for the lower ground floor it is the fire door by room 29 which measures 292cm/75.5in length and 72.5cm/28.5in width.

There are alternative escape routes if needed. There is one escape via the window situated in the corridor by room 16. There is a small step up to the window and this this step measures 89cm/35.5in length, 16cm/6in width and 17cm/6.5in height. This window opens outwards and measures 142cm/56in length and 51cm/20in width. There are 20 steps going down onto a flat roof by room 2 past the balcony and past room 3. Follow the escape route to the left, go down 23 more steps which lead just by the conservatory. Follow the signs to the designated destination.

Alternatively guests staying on the first and second floors can go down to room 17 and down the stairs to the lower ground floor and use the fire exit door by room 29. Also guests on the ground floor can go along to room 28 and proceed down the stairs and use the fire door by room 29.

Bedrooms

There are 29 individually furnished rooms at the Hotel; all of these are en-suite. These rooms vary and include either a double bed, king-size beds, twin beds, bunk-beds, trundle/z beds and we have one single room in the hotel (room 11).

We do have 8 rooms that can cater for 5 people which includes us adding either a trundle bed or a cot, 1 room can cater for 6 people which includes us adding either a trundle bed or a cot, 6 rooms that can cater for 2adults and 1 baby by us adding a cot, 1 room that can cater for 4 people by us adding a trundle bed or cot, 1 room that can cater for 3 by adding a trundle bed or cot and 4 rooms that can cater for 3 people by us adding a trundle bed. We do have one pair of interconnecting rooms which is rooms 5 and 6.

All bedrooms vary in size, should guests require specific measurements of rooms these can be provided upon request.

All rooms are numbered with a raised brass number, there are also various signs located throughout the hotel directing guests to the hotel rooms some of these are with raised brass numbers.

All rooms have synthetic duvets and 2 pillows for each guest; a blanket and 2 spare pillows are available in the wardrobe/cupboard of each room. All rooms have a flat screen smart television television with Freeview, free Wi-Fi, direct dial telephone and tea and coffee making facilities.

All rooms have an electric fire alarm detector which will set off the main system should there be a fire, it will also be set off by smoke/steam in the room or anywhere in the building. The alarm is a loud ringing sound and guests follow the fire procedure notice on the back of the bedroom door/ or on the wall beside the door which will direct them to the nearest fire exit, if guests are likely to require assistance in the event of a fire Reception should be made aware upon arrival.

En-suite Bathrooms

All of the hotel rooms are equipped with an en-suite bathroom. Of the 29 bedrooms only 9 have a walk in shower, the remaining 20 bedrooms have a bath with overhead shower.

All of the bathrooms are of a different layout and size, should guests require specific measurements of rooms these can be provided upon request.

We have one room that has with fitted grab rails, however, we do have suction rails available from Reception should guests require them. Bathroom floors are either tiled or laminated.

All bathrooms are equipped with spa toiletries, a non-slip bath mat and a heated towel rail.

Quiet Lounge

As you walk into the hotel on the right hand side is a quiet lounge which has a three and two seater sofa, a coffee table and a desk with an upright chair.

Bar

As you are at the reception desk the bar is to the right hand side. The Bishops Bar seats 40 people and has a mixture of sofa’s and tub chairs with tables located throughout. The bar is a medium size and leads through to the children’s play area and also to the leisure suite. There is a flat screen television available.

Tables and chairs can be moved around if we have larger groups. Our lunch menu is available from 12.00pm-17.00pm and can be served in either the bar area or in our conservatory. We offer a range of food including sandwiches, salads, (cream teas and afternoon teas bookable 24 hours before hand for non-residence guests). Menus for lunch are available in Reception as well as the Bar Lounge and Residents Lounge. An allergen list describing the contents of each dish is also available.

Children’s Indoor Play Area

To the right hand side of the bar through the door is our children’s play area. The room has a pool table and an air hockey machine costing £1.00 per play. In here there are chairs and a table.

Just as you enter the games room there is a metal gate which opens outwards measuring 91cm/34in width, go down 9 steps measuring 23cm/9in width and 17cm/6.75in height just in front of you is a built in shoe rack, go through the door opening inwards on your left hand side measuring 79cm/31in. In this room we have 1 table tennis table and 1 Foosball Table.

In the far right hand corner there is the entrance to the play area which has various toys and games.

Indoor Leisure Suite

Our indoor Leisure suite is open to both hotel guests and non-residents. The facilities are available between 08.00am and 20.00pm. The Leisure Suite is located to the right hand side of the reception desk, proceed through the bar and the games room. The entrance is in the left hand side of the room.

Go through the glass door opening outwards measuring 204cm/80.5in height and 81.5cm/32in width, the first and second door opening inwards on the right hand side measuring 197cm/77.5in height and 76.5cm/30in width with the first door going into the gentleman’s toilet and changing rooms and the second being the ladies toilets and changing room.

There are 6 lockers measuring 182cm/71.75in height and 121cm/47.5in length in the sauna room.  here are six steps down towards the indoor facilities each measuring 16cm/6in height and 23cm/9in width. To be able to use these lockers please see reception who will be able to issue you with a key.

On the right hand side is the sauna room. The door opens inwards and measures 200cm/78.75in height and 74cm/29in width there is a shower room just around the corner and the sauna is just on the left with the door opening outwards measuring 61cm/24in width and 178cm/70in height. The sauna is only operational upon request, between the hours of 08.00am and 20.00pm. There are 6 lockers measuring 182cm/71.75in height and 121cm/47.5in length in the sauna room.  here are six steps down towards the indoor facilities each measuring 16cm/6in height and 23cm/9in width. To be able to use these lockers please see reception who will be able to issue you with a key.

To gain access to the pool there is 1 more door to go through measuring 78cm/30.75in width and 199cm/78.25in height.

The pool measures at 820cm/27ft length and 460cm/15ft width and has 2 sets of steps going into it each with 4 steps measuring 30cm/11.75in depth and 45cm/17.75in width, the pool is kept at between 82-86 degrees. The deep end is 151cm/5ft, and the shallow end is 121cm/4ft.

There is a Hot tub measuring 190cm/75in height, 190cm/75in width and 90cm/36in depth and is kept at 37 degrees. There are three steps to get into the hot tub, two smaller ones measuring 28cm/11in width, 66cm/26.5in length and 18cm/7in height and then one large one measuring 48cm/19in height and will comfortably seat 4 people.

There is an emergency fire exit in the left hand side of the pool which brings you out in the conservatory, there are five steps. Four of them are measuring at 23cm/9in width, 18cm/7in height and 100cm/39.5in length, and the top steps is 118cm/46.5in depth and 124cm/48.75in length.

Restaurant

The Grand View Restaurant is located just to the right hand side of the reception and is open to both hotel and non-resident guests, (when booked in). The restaurant is a very bright room as it has 5 glass sliding doors which lead through to the conservatory and the outdoor gardens and swimming pool.

We have 18 tables in the restaurant which are a mixture of square and rectangular tables and 7 in the conservatory which are all square. The restaurant is usually set up to cover 70 people, during our peak times we carry out relays on the tables.

We offer both breakfast and dinner in the Grand View Restaurant. Breakfast is served between 08.00am and 10.00am and evening meals served between 18.00pm (During school summer holidays from 17.30pm) and 20.30pm. Breakfast includes a cold buffet of cereals, fruit, yogurt, toast and juices with a hot option cooked to order. The evening dinner menu changes daily and all menus can be printed in larger font if required. The menus are written in English, however, we can translate them to other languages to the best of our abilities upon request.

Outdoor pool

In the summer months our outdoor pool area is open between 08.00am and 20.00pm. The temperature is maintained at 76f/25c. The measurements of the pool are 10.8m/35.5ft length and 7m/23ft width there are steps going into the pool and the length of this 2.7m/9ft and 7m/23ft width. There are six steps the first one measuring 70cm/25.5in height and 4.5m/14.75ft length, the other five measuring 50cm/19.75in height and 4.5m/14.75ft length.

The pool is 1.3m deep at the shallow end and 1.4m deep at the deepest end.

To access the outdoor pool you have to go through the restaurant through a double patio door measuring 120cm/40in width and 195cm/76.75in height door slides to the left, there is a small step going into the conservatory measuring 12cm/4.75in height. Go through the double doors in the conservatory, the conservatory has a double door where both doors slide open measuring 135cm/53in width and 210cm/82.75 height. You will need to go down three sets of stairs.

Go down two steps with the first step measuring 25cm/10in height and 44cm/17in depth and the second step measuring 21cm/8.25in height. From here you can either go left or right and go down a set of steps the first 6 steps measure 150cm/59in length and 40cm/15.75in depth, two more curved steps on the corner the first one measuring 90cm/35.5in at the widest part and 75cm/29.5in, at the shortest part and the second step is measuring at 140cm/55in depth at the widest part and 48cm/19in at the shortest part, down a further 5 steps each measuring 150cm/59in length and 40cm/15.75in. Down the second set of steps first 2 steps are 260cm/102in length and 30cm/11.75in depth one step measuring at 180cm/70.75in length and 30cm/11.75in depth, one step measuring at 180cm/70.75in length and 46cm/18in depth then down a further 5 steps measuring 180cm/70.75in length and 30cm/11.75in depth.

The third set of steps has four steps measuring 180cm/70.75in length and the first step is 35cm/13.75in depth, second step 34cm/13.25in depth and the last two steps are 33cm/13in depth. Take a left, go through the archway and turn right and go through the gate into the outdoor pool.

Public Toilets

To the right hand side of the bar through the door are our ground floor toilets.

The ladies toilet has two doors going in the first door measuring 82cm/32in width and 201cm/79in length the second door measuring 82cm/32in width and 198cm/78in height. Both doors open inwards. It has a laminated floor, two toilets, one wash basin, soap dispenser, hand towel dispenser and a waste bin.

The gents toilet has two doors going in the first door measuring 82cm/32in width and 203.5cm/80in height and the second door measuring 76cm/30in width and 196cm/77in height, both doors open inwards. It has a tiled floor, has 3 urinals two adult and one child, there is a step up to the urinals measuring 200cm/78.5in depth, 78cm/30.75in length and 14cm/5.5in height. There is one close coupled toilet, wash basin, hand towel dispenser, soap dispenser and a waste bin.

Outdoor children’s play area

To access the outdoor play area you have to go through the restaurant through a double patio door measuring 120cm/40in width and 195cm/76.75in height door slides to the left, there is a small step going into the conservatory measuring 12cm/4.75in height. Go through the double doors in the conservatory, the conservatory has a double door which both doors slide open measuring 135cm/53in width and 210cm/82.75 height. You will need to go down three sets of stairs.

Go down two steps with the first step measuring 25cm/10in height and 44cm/17in depth and the second step measuring 21cm/8.25in height. From here you can either go left or right and go down a set of steps the first 6 steps measure 150cm/59in length and 40cm/15.75in depth, two more curved steps on the corner the first one measuring 90cm/35.5in at the widest part and 75cm/29.5in, at the shortest part and the second step is measuring at 140cm/55in depth at the widest part and 48cm/19in at the shortest part, down a further 5 steps each measuring 150cm/59in length and 40cm/15.75in. Down the second set of steps first 2 steps are 260cm/102in length and 30cm/11.75in depth one step measuring at 180cm/70.75in length and 30cm/11.75in depth, one step measuring at 180cm/70.75in length and 46cm/18in depth then down a further 5 steps measuring 180cm/70.75in length and 30cm/11.75in depth.

The third set of steps has four steps measuring 180cm/70.75in length and the first step is 35cm/13.75in depth, second step 34cm/13.25in depth and the last two steps are 33cm/13in depth. At the bottom of these steps you can either turn left or right and follow the path round through the gardens to another set of steps measuring 180cm/70.75in length, 34cm/13.25in depth and 16cm/6.25in height. Turn left and follow the pathway to the children’s outdoor play area, where there is a climbing frame, climbing dome, aeroplane activity frame, slide and a swing. To the left hand side there is 5 steps measuring 23cm/9in height, 46cm/18in depth and 137cm/54in length which go up to a giant chess set and a checkers board.

Directions to Luccombe Manor

To access our sister hotel Luccombe Manor Country House Hotel you have to go through the restaurant through a double patio door measuring 120cm/40in width and 195cm/76.75in height door slides to the left, there is a small step going into the conservatory measuring 12cm/4.75in height. Go through the double doors in the conservatory, the conservatory has a double door which both doors slide open measuring 135cm/53in width and 210cm/82.75 height. You will need to go down three sets of stairs.

Go down two steps with the first step measuring 25cm/10in height and 44cm/17in depth and the second step measuring 21cm/8.25in height. Turn left and follow the pathway to the main path, the children’s play area will be in front of you turn right and proceed down the path when the path gets to a stop go right and walk across the lawn and through the gate, follow the path to the cliff path and turn right the steps are just in front of you. There are 158 steps down to the beach.
